Skylights in Franklin

Skylights for Franklin homes

Franklin pairs a historic downtown and older streets with large newer subdivisions, so roofs here range from century-old homes to houses on their first set of shingles. Skylights on Franklin homes from the 1980s and 1990s are often at the end of their life, with failed seals and flashing kits that weren't built to last. Replacing them during a reroof is the most cost-effective time to do it.

What's included

Skylight replacement, new installations and re-flashing to stop leaks around existing skylights. Depending on your roof, the work can include:

• Skylight replacement
• New skylights
• Sun tunnels
• Leak repair
• Removal
• During a roof replacement.
• When the seal fails.
• After repeated leaks.
• When upgrading a room.

Full details, how the work runs and common questions are on our main skylights page.

Local conditions in Franklin

Many older Franklin homes still have painted wood fascia and soffits with little ventilation, while newer homes often have gutters that are undersized for the roof area above them. Updating the whole roofline at once usually solves overflow, rot and attic airflow problems together.

Questions to ask before you hire

Whoever you hire for skylights in Franklin, get clear answers to these before signing:

• Will you use the manufacturer's flashing kit for my roofing type?
• Is the problem a leak or condensation?
• Does a new opening need a permit?
• Who will finish the interior light shaft?

Permits and approvals

Building permits in Franklin are handled by the City of Franklin. Replacing shingles with similar materials often doesn't need a permit, but structural repairs, new roof framing and new skylight openings generally do, and homes in Franklin's historic districts may need design approval for exterior changes. We confirm what applies to your project during planning.
